Kimberly Kneier joined Dimension Development Partners in 2020. Specializing in regional and national tenant representation, lease negotiations, and land development, Kimberly brings over 23 years of national commercial real estate experience along with an extensive network of industry contacts. Most recently, Kimberly spent nine years at Jason’s Deli corporate in Real Estate Development where her primary focus was expanding corporate delis in a twelve state territory. This involved many tasks such as creating market development plans, relocating existing restaurants, negotiating new and existing leases, creating budgets and proformas.
Prior to Jason’s Deli, Kimberly was Development Director at Ruby Tuesday corporate for six years. Kimberly reported to the CEO, responsible for the new store development and for Ruby Tuesday’s conversion program where she evaluated existing Ruby Tuesday restaurants and replaced them with alternate RT concepts in an effort to increase sales. These concepts consisted of Lime Fresh Mexican Grill, Jim N Nick’s Bar-B-Q, Marlin & Ray’s Seafood and Truffles Café. During the 2006 recession, Kimberly created and implemented four new programs in an effort to increase cash flow for the company. These programs were a Lease Buyout Program, Rent Reduction Program, Surplus Property Program and the Lease Renewal Program. Kimberly approved International Franchise Development and traveled nationwide to approve domestic Franchise locations for Ruby Tuesday restaurants.
Kimberly’s career began in commercial real estate and development at Horne Properties, Inc, in Knoxville, TN where her main focus was large tract developments. She started as a Paralegal and was quickly promoted to Asset Manager, then Administrator of Retail Leasing, then Development Manager. Kimberly worked with tenants such as Wal-Mart, Lowe’s, Kohl’s, Publix, PetsMart, and Office Max. She was at Horne Properties for eight years with a territory consisting of shopping centers in Texas, Oklahoma, Tennessee, South Carolina, North Carolina, Alabama, Mississippi, and Florida.
Kimberly has been a member of the International Council of Shopping Centers (ICSC) for more than 23 years, where she served two terms as Retail Chair for the State of Tennessee.
